Landlord Representation

Alabama eviction lawyers for landlords and property managers

Apex Law LLC helps Alabama landlords and property managers address unpaid rent, lease violations, possession disputes, and rental-property litigation. We serve clients across Alabama, including Huntsville and Birmingham.

Recovering possession

We review the lease, account history, notices, and proof of delivery before identifying the next legal step. Depending on the engagement, we prepare or review notices, handle eviction filings and court appearances, respond to defenses and counterclaims, and negotiate settlements. The applicable process depends on the tenancy and the grounds for possession. A residential lease, commercial lease, subsidized tenancy, and rent-to-own arrangement can raise different issues.

Unpaid rent, property damage, and collection

Possession and money recovery are separate goals. We evaluate rent, damage, and other claims under the lease and Alabama law, including the supporting records and service requirements. A money judgment does not guarantee payment. Post-judgment collection, appeals, and separate claims should be addressed expressly in the engagement agreement.

Landlord document checklist

  • Property and parties: property address and county, owner’s legal name, tenant names, and property manager’s authority.

  • Lease: signed agreement, amendments, renewals, guaranties, and relevant program documents.

  • Account: dated rent ledger separating rent, fees, credits, deposits, and payments; include receipts and payment records.

  • Notice: each notice, when and how it was delivered, and supporting delivery records.

  • Evidence: messages, inspection notes, repair records, and dated photos. Keep before-and-after photos and invoices for damage claims.

  • Court papers: complaint, service records, hearing notices, orders, case number, and all deadlines.

Send a short timeline and label files by date and subject, such as “2026-09-01 rent ledger.” Preserve original records. Tell us about accepted payments, pending bankruptcy, military service, or other circumstances that may affect the case.

Attorney fees and ongoing representation

The price depends on the work required, the case stage, the county, whether the matter is contested, and whether money recovery or additional proceedings are included. Court filing, service, and other expenses should be distinguished from attorney fees. Request a written scope and quote before work begins.

Landlords with multiple properties can ask about ongoing representation and the firm’s bulk flat-rate arrangements. Provide the number of units, counties, expected case volume, and typical services needed so the firm can assess a suitable arrangement.

Request a landlord consultation

A 30-minute telephone consultation costs $200, credited toward your balance if you hire us. Payment plans are available. Office visits in Huntsville and Birmingham are by appointment only.
